Selling your home is one of the largest financial decisions you will make, and you deserve an advisor who tells you the truth before it costs you money, not after. Here is how I sell, and what I put in writing.

Two commitments, in writing.

Before anything else, here are the two commitments I will put in writing, and you can hold me to both.

The first

The truth about your price, before you list.

I will tell you the truth about your price before you list, not after. It is easy to win a listing by agreeing with the number a seller hopes for. It is also the single most expensive thing an agent can do to you.

The second

I will not go quiet.

Almost every seller has a story about an agent who was attentive until the listing was signed. I sign a correction schedule the same day you sign the listing agreement, with dates and triggers agreed in advance, so the difficult conversation is already on the calendar instead of being avoided.

Whoever you speak with, ask them the same thing I have held myself to: put it in writing.

ONE

The conversation should be about your money, not mine.

Let's not talk about what I walk away with. Let's talk about what you walk away with. Your net is what actually reaches you after the costs of the sale come off the top: your loan payoff, closing costs, tax prorations, and commissions. The price on the sign is never the money in your pocket. So before you list, we build your net together, line by line, and I hold us both to the number the market and the math can truly deliver and we can defend to a buyer and appraiser, not the one we hope for. Making that real figure as large as it honestly can be is the only job I have.

TWO

Your top dollar buyers are attracted, not hoped for.

A home does not reach top dollar by luck or by a sign in the yard. The buyer who pays the most is attracted: by presentation, by real marketing, and by putting your home in front of the right people at the right moment. The same house, at the same price, sells for more when it is shown at its best to buyers who are ready. That is what my marketing is built to do, and it is why my fee is an investment in your net, not a charge against it.

THREE

Hard conversations should be scheduled, not avoided.

A listing is not meant to sit. At set points along the way, matched to your home and your market, we look honestly at how buyers are responding and correct course if the market asks us to. If you want to aim higher on price, this is exactly how we do it without letting your listing go stale or fail. I put those review dates in writing the day you sign, so the honest conversation is already on the calendar, and neither of us has to be brave later.

The process

Every milestone, on a real date.

Your sale moves through the same milestones every time, from the day we begin to the day you hand over the keys. We build them onto a calendar together, so you always know where your sale stands and what comes next.

Phase one

Before the market.

The listing agreement, preparing your home from a tiered checklist, pricing to the market from your comparable sales, professional photography and video, and a coordinated launch with its own web page and full exposure.

Phase two

On the market.

Showings and open houses with feedback gathered and shared, and a scheduled first review around day fourteen, planned from the start, so we read the market on time and correct course before the listing goes stale.

Phase three

Under contract, to closing.

The offer read on price and terms, then escrow, inspection, appraisal, financing, title, survey, insurance, the walk-through, and the closing table, each on a date we track, so nothing rides on memory.
